CONDITIONAL OFFERS

You may find that a home you are interested in may already have a conditional offer on it.  

The most common conditions are:  

FINANCING

Homes that have an offer conditional on the purchaser arranging financing usually become firm.  Normally, the Listing Agent/Vendor will not allow any further showings unless financing the purchasers are unable to secure suitable financing.

INSPECTION

Some offers are conditional upon inspection by a Qualified Home Inspector.   Again, the Listing Agent/Vendor do not usually allow further showings unless the inspection is not satisfactory to the Purchasers.

SALE OF PURCHASER’S PROPERTY

If a home is conditional upon the Purchaser selling their home, further showings are permitted and if you choose, you may put an offer on the home.  If the Vendors accept your offer, the purchasers of the previous agreement have first right of refusal.  The first purchasers may choose to make their offer firm (even if their house hasn’t yet sold) or they may withdraw their original offer.
